The Process

STEP 1:
GETTING STARTED
Together, we will discuss your family’s needs, and we will suggest suitable home designs as well as provide advice on a suitable lot. We can help you find just the right design that you can customize.

If you have already purchased land, we will provide advice on which home designs will best fit on your lot. If you have purchased plans, we will work with you to finalize and incorporate specific details into those plans.

We will discuss everything from the size of your home, the number of bedrooms, the size of each room, the outside appearance, the lanai and outdoor living space, colors, finishes, and more.  We will walk you through every aspect you need to consider when planning a home that’s perfect for you and your family.


STEP 2:
GETTING DOWN TO BUSINESS
Any one of Florida Heartland Homes’ standard plans can be customized to suit your family’s specific requirements.  Once you have settled on the plan that’s right for you, we will prepare a “Quote” which includes your changes to the standard design plus any site work required on your lot. After your plans are drawn and approved by you, they will be sent to engineering.


STEP 3:
PRE CONTRACT CHECK
With all your changes finalized, formally documented, and associated prices fixed, we will go over the details with you again and address any questions or concerns you might have.


STEP 4:
THE CONTRACT
Once you are happy with the details you can sign your contract with all changes included.

If you are financing, we will electronically forward all the necessary documents (including a copy of your contract and engineered plans) directly to your Lender so they will be able to prepare a loan commitment letter, one of the important documents Florida Heartland Homes needs before construction of your home can commence.


STEP 5:
REDLINE/ARCHITECTURAL REVIEW AND FINAL APPROVAL MEETING
Once your contract is signed, together we will sit down with your engineered plans and review them.  Once you sign off on the plan, we apply for the building permit and obtain a certificate of commencement.


STEP 6:
CHOOSING YOUR FINISHES
One of the most exciting aspects of building your own home is that you choose all the colors, finishings, and fixtures to reflect your own family’s personality, tastes and needs. We will arrange a color session with our designers.

We can provide a wide range of products so that you can tailor your home perfectly with inclusions to suit your tastes and budget to ensure you are completely satisfied with the products you have selected.


STEP 7:
LIGHTING AND ELECTRICAL
Once your permit application is submitted, you can start on your lighting and electrical requirements. We will assist you with your lighting and electrical plan. We will take you through the rooms of your new home to discuss the various options.

After your consultation, you’ll get a copy of your house specifications showing which products you have chosen and where everything needs to go – all ready for a trouble free installation.


STEP 8:
THE GREEN LIGHT
The construction of your new home can commence once we have received the necessary documentation including relevant approvals and approved details of your finishes.

After the framing is complete we request a post-framing walk through.  
We also request a walk through for the electrical and HVAC rough in, prior to sheetrock.
 
STEP 9:
CLOSING
Closing takes place when you receive the keys to your finished home and your vision is realized.  When we have a certificate of occupancy from the County, you will complete a “final walkthrough” inspection of your home with your construction manager. You will inspect your new home and discuss any items which need to be addressed before you move in.  Once you are happy and all payments have been made, we will present you with the keys


STEP 10:
SETTLING INTO YOUR NEW HOME
You can rest assured that Florida Heartland Homes’ service to you will continue even after the construction process has finished.  We will provide you with follow-up care adjustments for twelve months after Closing. During this time, you may send written documentation on any items you feel need attention, and we’ll inspect and address these items.
